Costa Rica MLS

Often we are asked about the Costa Rica MLS system. MLS stands for Multiple Listing Service and is said to have originated in the late 1800's. The primary purpose of the MLS is to provide a facility to publish a "unilateral offer of compensation" by a listing broker, to other broker participants in that MLS. In other words, the commission rate that is offered by the listing broker is published within the MLS to other cooperating brokers. Thus the term "co-broker" whereas upon completion of a contract the commission is divided between the two brokering agents or agencies.

Origins of MLSIn the late 1800s, real estate brokers regularly gathered at the offices of their local associations to share information about properties they were trying to sell. They agreed to compensate other brokers who helped sell those properties, and the first MLS was born, based on a fundamental principal that's unique to organized real estate: Help me sell my inventory and I'll help you sell yours.

When it comes to the universally accepted MLS seen throughout North America and abroad, Costa Rica, does not have a system quite as organized or engineered. The Costa Rica MLS is a breed unto it's own but no less effective or respected. The Costa Rica MLS system does exist, contrary to popular belief, it's just has a different look than what most foreigners are use to. The whole point of any MLS system is to cross promote the product(property) to it's maximum potential and therefore shifting more properties instead of having properties standing stagnant.
